Ask five people how to build a house in Nepal and you may get five different answers. One will give you a thekedar's phone number. Another will suggest an architect who prepares the drawings but leaves construction to someone else. A third will recommend a company that handles the job from design to handover.
All three routes can work. The trouble starts when the scope is vague. A low construction rate means little if structural drawings, municipality work, supervision, electrical work, or finishes sit outside the quotation.
Living abroad adds another question: who will make and document decisions when you are asleep in Sydney or at work in Dubai? A weekly video call helps, but it does not replace an engineer checking the reinforcement before a slab is poured.
We reviewed the services, locations, project material, and remote-working claims published by Nepal-based builders as of 25 July 2026. We have not inspected every site or audited every claim. Use this list to decide who deserves a meeting, then check recent references, visit live work, and read the contract.

First, choose how you want to build
The company name is only part of the decision. Start with the working arrangement.
Labour-only thekedar
The contractor supplies workers. You buy the cement, steel, bricks, sand, fittings, and finishes. This gives you direct control over materials and payments, but it also makes you the purchaser and site coordinator. It suits someone who understands construction and can visit often.
Labour and materials
The contractor quotes for labour and an agreed set of materials. There are fewer bills to handle each week. The risk lies in the exclusions: brands may be unspecified, quantities may be provisional, and a short quotation may omit work you assumed was included. Ask for a full BOQ before comparing rates.
Separate designer and contractor
An architect or engineer designs the house. A contractor builds it. The separation can give you an independent technical voice on site. The appointment documents should say who answers construction queries, approves changes, checks bills, and resolves a conflict between drawings and cost.
Turnkey company
A design-and-build company takes responsibility for several stages under one contract. The scope may include architecture, structural design, naksha pass, construction, supervision, interiors, and handover. Read the inclusions carefully because "turnkey" has no single standard definition.
Your contractor with independent supervision
You can keep a contractor you trust and hire an engineer to inspect the work, quantities, and bills. Give that engineer written authority to reject work. Otherwise, the supervision report may become advice that nobody has to follow.
Prefab construction
Prefab covers several structural and wall systems. Ask exactly what the frame, wall, roof, insulation, and corrosion protection are made from. Foundation work, transport, utilities, approvals, and finishes can still take substantial time on site.
Every route still has to meet the applicable municipal bylaws and Nepal National Building Code. The Department of Urban Development and Building Construction publishes the codes. The local municipality administers the permit; Kathmandu Metropolitan City, for example, uses an electronic building permit system.
Building in Nepal while you live abroad
From abroad, the most important person is the one who acts for you on an ordinary working day. They need access to the current drawings, BOQ, programme, site records, and payment status.
A relative can fill that role if they know construction and have time. Many do not. It is unfair to expect a parent or sibling to judge bar spacing, waterproofing, concealed pipes, and contractor bills simply because they live nearby.
An independent project manager provides a technical check on the contractor. This arrangement works when the manager has authority to inspect before work is covered and to hold a payment when the work does not match the contract.
A remote turnkey builder puts design, permits, site work, reporting, and handover with one company. Ask for the name of the person who will manage your job. Put the reporting day, milestone evidence, variation approval, and payment process in writing. "We will send photos" is too loose for a contract.
Whichever route you take, agree on these points before work begins:
- Who can approve a design or cost change
- Which inspections happen before concrete, plaster, or tiles cover the work
- What evidence comes with each payment request
- How quickly you must answer a site question
- Who holds original drawings, permits, bills, test reports, and warranties
- What a local representative may sign on your behalf

Eight builders to put on your shortlist
This ranking favours firms that can take a house through several stages and show a workable process for clients who are new to construction or live abroad. A specialist may be a better match for a particular plot or brief.
1. Gharpurja: one team from design to handover
Gharpurja is the first company we would speak to for a full-scope custom house, especially when the client cannot manage daily coordination. Our service covers architectural and structural design, BOQ preparation, naksha-pass work, construction, engineer-led supervision, cost tracking, and handover.
Why first? A house can lose time and money in the gaps between people: the architect waits for the engineer, the contractor says an item was outside scope, or a municipality query sits unanswered. Gharpurja assigns those handoffs to one team and keeps the design, site record, and cost record together. Overseas clients use the same system for remote decisions and progress reviews.
Do not take that description on trust. Ask us to name the people assigned to your project, show the reporting format, define the BOQ exclusions, and provide a recent reference from a similar house. Put the frequency of site supervision and the variation process in the agreement.
2. Satwa Homes: turnkey work in the Valley and eastern Nepal
Satwa Homes publishes a residential service that covers architectural and engineering design, naksha-pass assistance, construction, supervision, interiors, and handover. Its listed service areas include the Kathmandu Valley as well as Morang, Sunsari, Jhapa, and Udaypur.
Satwa belongs on the list for people who want the building and interior work planned together. The company also publishes client accounts that mention communication by photo and video from abroad.
Ask which office and site team would handle your municipality. Check the promised engineer visits and remote reports in the contract. Interior quotations deserve particular attention because "finishing" can mean very different things.
3. Skill Sewa: useful when inspection or renovation is part of the job
Skill Sewa works across inspection, house design, construction, renovation, waterproofing, and interiors. That mix makes the company relevant for an existing house with seepage, cracks, uncertain workmanship, or a planned extension.
Find out which team will inspect and which team will carry out the work. If the same company diagnoses a problem and sells the repair, ask how the diagnosis is documented and priced. Request examples with the same type of defect or renovation, not a general portfolio.
4. NEBCO Homes: an established contractor for larger briefs
NEBCO says it was established in 1995 and identifies itself as an "A" Class construction company. Its published work spans homes, commercial buildings, infrastructure, architecture, structural engineering, interiors, estimating, and project management.
That wider contracting background may suit a large residence or a mixed-use building where the client wants formal project systems. Confirm that you are meeting the residential team that would actually run the house. Ask about minimum project size, current workload, and senior-engineer involvement.
5. IRDA Group: architecture-led design and construction
IRDA Group publishes services for architecture, interiors, engineering, RCC work, masonry, finishing, MEP coordination, site supervision, and turnkey construction. Its portfolio makes it a sensible call for a client who cares closely about the architecture and material choices.
Clarify the appointment at the first meeting. A design contract, a supervision contract, and a turnkey construction contract place responsibility in different hands. Ask who tracks the budget while the design changes and whether the lead architect stays involved once work starts.
6. Trikon Design & Construction: a Valley-focused option
Trikon Design & Construction lists building planning, Vaastu consultation, architectural design, construction, renovation, interiors, and naksha-pass assistance. Its stated working area includes Kathmandu, Lalitpur, Bhaktapur, Thimi, Godawari, Mahalaxmi, Tokha, and Chandragiri.
Local permit experience can save repeated submissions, though you should ask for examples from your exact municipality. Confirm who signs the structural design, how often that engineer attends site, and how Vaastu requests are reconciled with the structure and planning rules.
7. Yeti Home Construction: one to check outside Kathmandu
Yeti Home Construction lists architectural design, structural engineering, construction, renovation, planning, and supervision. Kathmandu is its base, with branches listed in Butwal, Pokhara, Chitwan, Dharan, and Nepalgunj.
A branch name does not tell you how many engineers are available there. Ask who holds the contract, where the permanent technical staff sit, and which nearby houses you can visit. Response time from the senior engineer matters if the site is several hours from the main office.
8. Prefab House Nepal: a different construction route
Prefab House Nepal publishes services for planning, design, prefab construction, MEP, finishing, interiors, general contracting, and project-management consultancy. It claims service across all 77 districts and offers online consultation.
Compare the whole system with a conventional build. Get the frame and wall specifications, foundation design, insulation data, fire and moisture details, transport cost, municipal acceptance, warranty, maintenance plan, and expected service life. A low square-foot rate can leave several of these outside the quote.

How to compare the final three
Send the same brief to each company. It should include the plot map, municipality, required rooms and floors, approximate area, finish level, budget, timing, and any rental or future-floor plan. Different briefs produce useless price comparisons.
Ask for a BOQ. A square-foot rate cannot tell you enough. Look for quantities, specifications, labour, preliminaries, taxes, provisional items, and exclusions. Our Nepal construction cost guide and cost estimator can help you test the early budget.
Visit a finished house and a live site. The finished house shows how the details have aged. At the active site, check whether the current drawings are available, reinforcement is inspected before concrete, materials are stored properly, and the supervisor can explain the next week's work.
Call two recent clients without the salesperson on the line. Ask what changed between the first quote and the final bill. Ask how often the engineer came, what caused delay, and what the client would add to the contract if they built again.
Finally, read the contract as a record of responsibility. It should name the project lead and structural engineer, explain inspections and payments, set a method for variations, and list the documents due at handover. Overseas clients should also write in the reporting schedule, response times, payment channel, and local signing authority.
